Hot Water Concerns in Unit

We understand that there have been ongoing concerns regarding the community boiler system and the availability of hot water in many units. We take such matters very seriously and have taken multiple steps to address these concerns.

Upon conducting several inspections and tests, it has been confirmed that the boilers are heating properly and to the correct temperature. To further address the situation, the Association engaged the services of the boiler company and a licensed plumber with comprehensive knowledge about the heating system to inspect multiple units throughout the community.

Through these inspections, it has been determined that there is a cross-connection issue within the individual units. This is a technical concern that could affect the entire building and/or neighboring units. We are currently working on a plan to address this issue promptly and efficiently. It is requested that each unit inspect its shower valve, single-handle faucets, heaters, and washing machine connections to determine if they are working properly.

  • If your heater valve is off or the recirculation pump is disconnected, this could create hot water issues and prevent hot water from flowing properly to other units.
  • Shower valves need to be replaced from time to time. A bad shower valve can cause cold water to get into the hot water line; the same is true with single-handle faucets.

A cross-connection issue can only occur in a unit and not in the common area pipes. Please consider hiring a plumber with experience in this area.
